Home Reports in Scotland

The Home Report came into effect on the 1st of December 2008. Since this date, all properties put up for sale within Scotland have to be marketed with a Home Report. The main intention of the Home Report is
to ensure the potential buyer is more informed about a property before they consider submitting an offer.

The Home Report is comprised of three documents - the Energy Report, Single Survey and Property Questionnaire. For further information on each of these documents, see below.

Energy Report

The Energy Report is a document that details the energy performance of a building based on the standardised way that the building is used.


The EPC will detail the energy use, carbon dioxide emission and fuel costs of the building.

Single Survey

The Single Survey is a detailed survey of a property.


Its main purpose is to ensure buyers & sellers are provided with detailed information about the condition/value of a property, before offers are submitted.

Property Questionnaire

The Property Questionnaire contains important information about the property and is intended for home buyers, solicitors and surveyors.


It will prove useful to buyers before they decide to submit an offer on the property.
